This was probably a one of its kind project. An approximately 45,000 sft mini storage facility.

These kind of projects are usually constructed out of steel, which then gets clad with drywall for fire rating. The additional cost associated with fire rating is often underestimated. WPTF was able to build this structure significantly cheaper than a steel/drywall clad structure would have been. The timbers were ALL 10×10 on a 10’ grit. The 10×10” timber cross section gave the timbers about 1” for charcoaling and therefore protecting the remaining 8×8” timber in case of a fire. This avoids the need for cladding. Each floor received a 4×6 T&G ceiling on top of the timbers.

Hopefully, with the growing knowledge of solid, heavy timber behavior in a fire, more and more commercial and industrial buildings will be constructed that way.
